Free. Posts within 1–2 business days.
Debit Card
Convenience fee: $9.99 flat (AppFolio standard). Posts same day.
Credit Card
Convenience fee: 3.49% (AppFolio standard). Posts same day.
Check / Money Order
No fee. Posts on the day we receive and process. Use the address below.
Rent Due Date
1st of the month. Late after 11:59 PM on the date specified in your lease (typically the 5th).
Late Fee
Per your lease (typically $50 or 5% of rent, whichever is greater). NSF fee: $25.

Common questions.

I forgot my portal password.

Use the "Forgot password?" link on the AppFolio login page. If you've never logged in, check your email for the activation link we sent at lease signing. Still stuck? Call us, we'll resend it.

Can I split my rent across two payments?

Yes, via the portal. Submit any number of partial payments before the late date as long as the total covers your monthly rent. Late fees only trigger if the full rent isn't received by the due date.

Is auto-pay safe? Can I cancel?

Yes and yes. AppFolio auto-pay is bank-grade ACH. You can cancel or modify auto-pay any time from your portal. We'll never charge a fee outside what you've authorized.

My payment shows pending. When does it post?

ACH typically posts in 1–2 business days. Card payments post same-day. If a payment has been pending more than 3 business days, give us a call.

I can't pay this month. What are my options?

Call us before the late date. We'd much rather work out a payment plan than start the late-fee / notice clock. We've helped hundreds of residents get through tight months. The earlier you call, the more options we have.
